Windsor Trace Farms HOA

HOA at a Glance

The neighborhood rules every homeowner should know.

Windsor Trace Farms is a single-family residential neighborhood. Our property standards help preserve the appearance, safety, and residential character of the community. Here are ten important requirements that every homeowner and resident should understand.
01

Street Parking

Routine street parking is prohibited. Neighborhood streets may not be used for regular overnight parking or overflow vehicle storage. An exception applies for occasional social events. Commercial vehicles, RVs, trailers, and similar vehicles may not be stored on neighborhood streets.

02

Trash & Recycling Containers

Trash and recycling must be kept in enclosed containers screened from street view. Containers may be placed out temporarily for collection, but they should not remain permanently visible in front of the residence. Loose garbage, discarded items, and unsightly outdoor storage are prohibited.

03

Dogs & Other Pets

Dogs and cats must be properly restrained. Pets taken off the owner’s property must be leashed. Dogs and cats may not be left outdoors unattended unless confined to the rear of the lot within a fence or other approved restraint. Households are generally limited to two recognized household pets.

04

Home Businesses

Windsor Trace Farms is a residential neighborhood, not a commercial or mixed-use development. Home occupations require HOA architectural approval and must comply with local residential zoning requirements. Ordinary home offices are subject to restrictions on customer visits, business signage, parking, and storage. Commercial storefronts and automotive repair operations are not automatically permitted.

05

Lawn & Property Maintenance

Grass on lots with residences must not exceed 10 inches in height. Vacant lots have a separate 15-inch mowing threshold. Homeowners must also control weeds, maintain landscaping, remove rubbish, and keep their properties in an orderly and attractive condition.

06

RVs, Boats & Trailers

Outdoor storage is restricted. Boats, campers, motor homes, utility trailers, and similar vehicles generally must be housed inside a garage or basement rather than stored in a driveway or yard. Limited temporary circumstances do not authorize ongoing outdoor storage.

07

Vehicle Repairs & Storage

Minor maintenance of a personal vehicle is allowed. Major outdoor repairs, prolonged restoration, and commercial automotive work are restricted. Inoperable vehicles may not remain outdoors on a lot for more than 24 hours unless housed inside a garage or basement. Vehicle parts and repair debris must not accumulate outdoors.

08

Exterior Improvements

Architectural approval is required before constructing or altering covered structures. This includes fences, sheds, detached garages, pools, gazebos, walls, and other improvements. Submit plans showing the proposed location, dimensions, design, and materials before beginning work.

09

Signs & Advertising

Signs are generally prohibited except as specifically permitted. One sign advertising a property for sale or rent may be displayed, provided it does not exceed eight square feet. This exception does not automatically authorize business advertising or other promotional signs.

10

Annual HOA Dues

The current annual assessment is $150 per property, due January 31. Unpaid assessments accrue interest at 10% per annum from the due date. Delinquent accounts may also be subject to authorized collection costs and liens. HOA membership and assessment obligations automatically accompany property ownership.
